The modular convenience store is constructed using a fully welded steel structure designed for durability and long-term commercial use. The main building shell includes a fully welded steel floor panel, fully welded gable and end walls, and integrated roof drainage drips for rainwater run-off.The external wall build-up consists of:
• 1.6mm flat-sided / 2 corrugated steel wall panels
• 34mm x 44mm floating internal timber frame
• 100mm insulation roll
• 12.5mm plasterboard internal lining
The unit is designed for robust external performance in a variety of weather conditions. The fully welded steel shell, insulated wall construction, and profiled steel roof system provide durability, weather resistance, and thermal performance suitable for commercial retail environments.
The expected lifespan of the unit is 30 years. This will depend on frequency of deployment, environmental exposure, and ongoing maintenance; however the steel-framed welded construction is designed for long-term commercial operation.
The floor is designed to achieve a minimum loading performance of 3kN/m² and incorporates profiled galvanised steel floor joists with 22mm CPB flooring fixed directly to the structure.
Maximum occupancy levels will be determined in accordance with health & safety guidance by the site and the final approved layout of the unit, to include any additional equipment that may be installed.
The unit features a 2-degree Duo roof fall design with fully welded profiled steel roof sheets and tapered roof joists to direct rainwater towards integrated roof drips.
The unit itself cannot be expanded retrospectively, but we do have a larger 2-Bay 10m x 6m option available.
Additional or spare shelving options may be available to support future planogram or POS updates.

Delivery & Installation
The installation area should be level hardstanding, capable of supporting 9,500kg of weight for the 8m x 3m unit, and a minimum of 11,500kg for the 10m x 6m store. These weights include the modular unit/s and associated internal equipment.
Units are typically delivered using specialist transport and lifting equipment such as a HIAB vehicle or crane, depending on site access and location requirements.
Installation and de-rig times will vary depending on site conditions and complexity, but timelines will be confirmed during project planning.
The fridges and internal fixtures are removed for the 2 Bay 10m x 6m Stores, but everything is fixed in place and secured for transport for the Single Bay option.
Units are sealed and secured prior to transport to minimise the risk of damage to the structure and internal fixtures during transit. As a guide, the single Bay option can take between 2-3 hours to install, and the 2 Bay will have our team on site for 2 days.
We have solutions available such as fully DDA compliant ramps and smaller adjustable ramps, subject to the ground level and client preference.
The unit requires a male 63 amp single phase commando socket connection for power supply on site. The power connection is to be provided by others and is not included as part of the modular store supply.
What Is Included / Not Included?
Yes, padlocks are provided for the sliding door and internal storage area.
An external IP65 weatherproof data box is provided.
For our rental clients, the maintenance package includes the maintenance of refrigeration, air conditioning, and CCTV systems. Anything outside of general wear and tear, or issues caused by user error, may be chargeable.
The security and alarm system is included, but is not linked directly to emergency services.
Dedicated secure storage for tobacco and vape products is included. There is undercounter cigarette storage and standalone vape display stands behind the counter.
For our purchase clients, a 6 month warranty is provided for all contents internally and externally. Anything outside of the scope of the warranty agreement or general wear may by charged.
